In South Africa, all building plans must legally be submitted by a professional registered with SACAP (South African Council for the Architectural Profession). While a draughtsperson handles basic drawings, an architect provides spatial problem-solving, energy-efficient design, and aesthetic vision. At Nexpoint, our architects ensure your home isn't just "legal"—it's a high-value asset designed specifically for your lifestyle and site.

The timeline usually falls into two parts:

  • Design Phase (4–8 weeks): This is where we collaborate on sketches and technical drawings.

  • Council Approval (2–4 months): Once submitted to the local municipality, approval times vary by region (e.g., City of Johannesburg vs. Cape Town). We handle the submission and follow-ups to keep this as fast as possible.

In a traditional setup, you hire an architect and then find a builder. Often, the builder realizes the architect’s design is over-budget, leading to expensive redesigns.

With Nexpoint’s Design-Build model, our architects and builders work together from Day 1. We design your home according to real-time construction costs, preventing "budget shock" and ensuring that what is drawn can actually be built.

Legally, the architect owns the copyright to the original design, but as the client, you are granted a license to use those plans for that specific site and project. If you decide to build the same house again elsewhere, a new license or agreement would be required. We provide you with all the digital and physical copies needed for your records and future renovations.
