So, you’ve decided to build a home in South Africa. You’ve got a Pinterest board overflowing with “Industrial Farmhouse” inspo, a piece of land, and a dream.
But between the first shovel in the ground and the first braai on your new patio, there’s a lot of… everything. At Nexpoint Enterprises, we believe the best way to keep a project stress-free is to pull back the curtain.
If you’re wondering what the next 6 to 12 months of your life will look like, here is the realistic roadmap of the complete home-building process.
Phase 1: The "Paperwork & Patience" Stage
Before we hear the beautiful sound of a jackhammer, we have to dance with the red tape.
Architectural Sign-off: Your plans aren’t just art; they need to be structural law.
Council Approval: This is the part where we wait for the local municipality to give us the “green light.” It can be fast, or it can be… well, a test of your patience.
NHBRC Enrollment: As a professional builder, we ensure your home is registered with the National Home Builders Registration Council. This is your “insurance policy” for structural integrity.
Phase 2: Breaking Ground (The Messy Part)
This is the most exciting and terrifying stage. Your beautiful plot of land is going to look like a lunar landscape for a few weeks.
Site Clearing & Excavation: We move the earth to make way for your vision.
Foundations: We pour the concrete and lay the steel. In South Africa, our soil can be tricky, so we don’t play games here. This is the “bones” of your legacy.
Phase 3: The Superstructure (The “Wait, it’s Huge!” Stage)
This is when the walls go up. Suddenly, you can walk through your “front door” and see where the kitchen will be.
Brickwork: Our masons get to work. You’ll see the skeleton of the house take shape.
Roofing: Once the roof is on, the house is “dried-in.” This means we can start the delicate interior work without worrying about the Highveld afternoon thunderstorms.

Phase 4: The “Guts” of the Home
While the outside starts to look like a house, the inside looks like a science experiment.
First Fix: This involves running electrical wires and plumbing pipes behind the scenes.
Plastering: This is the magic moment where raw bricks turn into smooth, paint-ready walls.
Phase 5: The Finishes (Where the Magic Happens)
This is the phase everyone loves. It’s where your Pinterest board comes to life.
Flooring & Tiling: Whether it’s that sleek epoxy we discussed or luxury porcelain tiles, the “feel” of the home changes instantly.
Cabinetry & Kitchens: The heart of the home is installed.
Windows & Doors: We fit the aluminum frames and glass, sealing your sanctuary from the elements.
Phase 6: The Snag List & Handover
No build is 100% perfect on the day the painters leave. That’s why we have a Snag List.
We walk through the house with you, identifying tiny imperfections—a stiff hinge, a paint smudge, a slightly crooked socket.
The Nexpoint Standard: We fix every single “snag” before we hand over the keys. We don’t consider the job done until you’re ready to move the furniture in.
Three Tips for Surviving Your Build:
Trust the Process: There will be days when it looks like nothing is happening (usually when concrete is curing or inspections are being done). Don’t panic.
Budget for the “While-We’re-At-Its”: You might decide halfway through that you want that specific light fixture or an extra plug in the garage. Keep a 5–10% contingency fund for these “lightbulb moments.”
Communication is King: At Nexpoint, we keep you in the loop. If you have a question, ask it. There are no stupid questions when it’s your investment.
